How Concorde Plans a Layout

A plotted layout is a plan before it is a place: a grid of roads, a set of parks, a clubhouse position and a numbered plot for every buyer. Concorde Group has drawn that plan several times, and two of its published specifications show how it thinks about it. Concorde Group is understood to be planning a plotted development at Doddaballapura and has announced no layout for it, so what follows is the way Concorde has planned layouts elsewhere. Concorde Hillcrest, on NH 44 at Maraganahalli on the Chikkaballapur side (near Devanahalli, as Concorde places it), runs to 56.5 acres and 731 plots across three phases, with a 20,000 sq ft clubhouse and, as Concorde states, 60+ amenities and 16 themed parks. Concorde Northwoods at Navanagar, Hubballi, is the compact one: 15.9 acres and 238 plots, with a 4,800 sq ft clubhouse, under construction with completion in February 2028.

Concorde publishes no road widths and no per-sq-ft prices for any layout, so none is inferred here. The scale of the two layouts is a useful reminder that a master plan is not one size. Hillcrest runs to three phases, with Phase III registered on 30 September 2025, while Northwoods is registered under a single K-RERA number. A buyer reading any Concorde plan should note how many phases it has and which are registered.

Reading a Layout Plan

The sanctioned plan is the drawing a buyer can hold a seller to. Ask for that version, not a brochure sketch, and read it in this order.

  1. Plot numbers and dimensions. Every plot has a number and marked dimensions, length by width, in feet or metres. Check that they multiply to the area you are paying for, and that the plot sits where the sales team says it does.
  2. Road hierarchy. The plan shows the entry road and the internal roads with their widths marked. A corner plot sits on two roads, and a plot facing the entry road carries more traffic than one on an inner lane.
  3. Parks and open space. Parks and playgrounds are marked as reserved areas. They are part of the sanctioned layout, so check whether a plot adjoins one, faces one or sits well away from it.
  4. Civic amenity sites. Sites set aside for a school, a community building or utilities appear as separate numbered parcels and are not sold as plots. Ask what is planned on them and who owns them.
  5. Clubhouse and services. The clubhouse, water treatment, sewage and power equipment have positions on the plan. A plot beside a service area has a different living experience from one deep in the layout.
  6. Entry and exit. Note where the layout meets the public road and which junction serves it. On the Doddaballapura belt, ring road access is at specific junctions, so the approach matters.

Compare the plan against the plot you are offered, then compare it again against the registration documents. A figure that differs between the two is a question to settle before you pay.

Approvals Behind a Layout

A sanctioned layout stands on four separate pieces of paper. In general terms, for any layout in Karnataka:

What to Ask For at Launch

When Concorde does announce the project, these are the documents and answers that turn a launch into a decision:

  • The sanctioned layout plan, with plot numbers, dimensions and road widths.
  • The planning authority that sanctioned it and the sanction date.
  • The K-RERA registration number and the promoter company named on it.
  • The land conversion order and the khata type for each plot.
  • Where the layout meets the public road and which ring road junction serves it.
  • The number of phases and which amenities arrive in which phase.
  • The clubhouse size and the drainage, water and power arrangements.

Who approves layouts in Doddaballapura?

The Doddaballapura Planning Authority, constituted on 20 March 2018, sanctions layouts inside the town's planning area, and BIAAPA covers the Devanahalli side. Which body applies depends on where a parcel sits, and Concorde has not announced a parcel. Ask for the sanction in writing for any layout you consider.

Which khata will a Doddaballapura plot carry?

Panchayat or municipal khata is common in this belt, rather than the BDA A khata familiar in Bengaluru city. Ask which khata each plot carries, whether it can be transferred to your name, and what the transfer costs. The answer should be in the sale documents before you pay a token.

How large will Concorde Doddaballapur be?

Concorde has announced no land area or plot count, so none is given here. Concorde's plotted layouts to date range from 15.9 acres at Northwoods, Hubballi, to 110 acres at Opus One on Kanakapura Main Road, with Hillcrest on NH 44 at 56.5 acres and Equity at Malur at 24.5 acres. Those sizes show the range Concorde has worked in, and the Doddaballapura figure will be whatever Concorde files.
